Bluffton features a historic downtown district with unique shops, restaurants, and historic churches. Located along the shores of the May River, visitors and residents alike can enjoy activities such as kayaking and fishing. Bluffton features several parks and the communities located within Bluffton feature some of the best amenities around, including biking, golfing, horseback riding, swimming and tennis.

With the growing number of residential communities in the area, Bluffton has also become a business hub. Highway 278 is a popular business and shopping center area and new construction reflects the areas popularity.

Colleton River is a 1500-acre community that features two top-ranked golf courses and amazing views of the Colleton River. Amenities include golf courses by Pete Dye and Jack Nicklaus, a tennis center designed by Stan Smith, and a fitness center.
 
Moss Creek is located just before the bridge to Hilton Head Island. Moss Creek features an equestrian center, tennis facilities, a Tom Fazio golf course and breathtaking marsh views. Moss Creek is convenient to business and shopping centers in Bluffton and on Hilton Head Island.

Rose Hill is a private residential community located on both sides of Hwy. 278. Rose Hill is divided into two communities, the equestrian estate side and the country club side. Amenities include an equestrian center, 27 holes of golf, and a private clubhouse.
 
The Buckwalter area features several new developments including Woodbridge, Sandy Pointe, the Farm, and Shell Hall. The developments of Buckwalter are close to schools and parks.
 
Belfair is a private, 1,100 acre community along the Colleton River,and features two 18-hole championship golf courses designed by Tom Fazio. Residents enjoy a tennis club, Olympic swimming pool and a complete fitness center are available. playground, picnic area and nature trails.

Belfair is best known for its entrance of live oaks addressing each sided as you drive through. People say that they feel as though they have arrived in paradises. It is also known for the significant colonial wading bird rookeries in SC. Residents will enjoy seeing the blue herons, egrets and bald eagles.

Surrounding the towne village is an old Charleston-style shopping village within walking distance. It offers upscale dining, supermarkets, banks, medical offices and access to the Village via-car, golf cart and bicycle.

With a golf course designed by Davis Love III, a clubhouse, swimming complex and tennis courts, the Eagle's Pointe community offers something for everyone. Eagle's Pointe also features a 7.5 acre man-made lake with walking trails winding throughout the neighborhood.

Berkeley Hall is an 860 acre private golf community featuring two Tom Fazio courses. This private community also includes a health and fitness center, indoor and outdoor pools, and tennis courts.

It is located on Highway 278, about seven miles west of Hilton Head Island and nine miles east of I-95. It is a 24-hour security gate and access to Berkley Hall and all amenities is strictly limited to members and their guests.

The Crescent features the only Arnold Palmer designed golf course in the Hilton Head area. The clubhouse features a prop shop and dining area with additional community amenities including a large swimming pool, a cookout area, tennis courts and a fitness center.
 

South Pointe

Just one mile from the Hilton Head Island Bridge lies South Pointe, a private gated enclave of just 54 homes situated on 18 acres of nature inspired land. Homes are surrounded by the rolling Old South Golf Links fairways and May River tidal marshes, infusing a tranquil Lowcountry lifestyle.

Along with Charleston-themed architecture the curbed streets are lined by live oak trees and a community pool round out this intimate neighborhood.

 
Sun City opened in 1995 and was Del Webb's first active adult community east of the Mississippi. This 5,000 acre community for adults over 50 features a social center, arts and crafts, computer facilities, tennis courts, indoor and outdoor swimming pools, and wonderful golf courses.
 
An active adult community with access to Sun City amenities, Located along Hwy. 170, residents of Riverbend can enjoy the beautiful biking and walking trails that wind along the Okatie River. This active adult community features a clubhouse, dock, and swimming pool. Riverbend residents also have access to Sun City amenities.
